Nestlé, SPS Commerce, Anheuser-Busch, Storesight anchor the building at 3800 S. J.B. Hunt Drive; Mirabella’s culinary marketplace and Table Mesa Restaurant
Group’s next-generation dining concept expected to open Q1 2027.
ROGERS, Ark. — Hunt Ventures officially opened The Visionaries, a 400,000-square-foot development with 200,000 square feet of Class A office space at 3800 S. J.B. Hunt Drive in Rogers, developed by Cushman & Wakefield | Sage Partners, with a ribbon-cutting ceremony on July 15, 2026. The four-story building, which also includes two levels of covered parking, represents just over two years of construction and brings one of the largest new office deliveries in the region's recent history to market.
The building opens into a Northwest Arkansas office market with a vacancy rate of 5.3%, well below the 20.2% national average, according to Cushman & Wakefield | Sage Partners' forthcoming Q2 2026 market data. With limited new supply in the pipeline, The Visionaries represents a significant addition to the market's Class A inventory.
Confirmed tenants at opening include Nestlé, Anheuser-Busch, SPS Commerce and Storesight (Field Agent). Adding to the project’s dynamic tenant mix, Mirabella’s and the Table Mesa Restaurant Group have also signed a lease to bring its culinary marketplace and next-generation dining concept to The Visionaries, with an anticipated opening in the first quarter of 2027. Together, these tenants occupy approximately 96,200 square feet of rentable office space.

The project team includes Crossland Construction Company as general contractor, CORE Architects as architect of record, and Crafton Tull providing civil engineering services. Greenscapes, Inc. provided landscaping services. MIXD Gallery curated and installed original artwork throughout the building. Cushman & Wakefield | Sage Partners served as the project's developer, exclusive leasing agent and property manager, with Tom Allen serving as Hunt Ventures' exclusive leasing agent.
