Rogers, Arkansas — December 9, 2025 — The City of Rogers, the Rogers Lowell Chamber, and Flyover Developments have entered into a preliminary agreement to explore the feasibility of a new boutique hotel in the heart of Downtown Rogers. The proposed project would be located at 116 East Walnut Street, the current site of the former Amos Building, and is envisioned as a landmark addition to the rapidly growing downtown district.

Early concepts for the hotel include approximately 140 guest rooms, 9,800 square feet of street-level retail and activation space, and a full-service restaurant. These features are intended to support both visitors and the local community, offering new gathering spaces and contributing to the district’s ongoing revitalization.

The collaboration initiates a formal pre-development and feasibility process to evaluate market demand, site conditions, conceptual design, public infrastructure needs, and overall economic impact. All parties see significant potential for a thoughtfully designed, community-oriented hotel that strengthens Downtown Rogers as a destination for residents, business travelers, and visitors across Northwest Arkansas and beyond.

Downtown Rogers continues to grow into one of the more dynamic downtowns in Arkansas,” said Mayor Greg Hines, “and the possibility of adding a boutique hotel represents another exciting step forward. A project like this would support our local businesses, attract new visitors, and enhance the experience for residents and guests alike. We’re encouraged by the interest shown in Rogers and look forward to exploring what this opportunity could mean for the future of our downtown.

The Rogers Lowell Chamber is providing close support for the project, as they’re deeply involved in local economic growth. “A thriving community core, well-maintained public spaces, and mixed-use growth provides vibrant shopping, dining, and living opportunities and ultimately creates place our community can take pride in. This hotel project has the potential to be an anchor of downtown revitalization while honoring the past and preserving textures, design, and memories that make Rogers unique,” said Jeremy Biggs, the Chamber’s Vice President of Economic Development.

Flyover Developments—a hospitality-focused development company known for boutique hotels, resorts, and experiential real estate projects throughout the Midwest and Mountain South—will lead the early conceptual and feasibility work. Their team specializes in creating design-forward, locally inspired hotels that serve as gathering places and long-term economic catalysts.

What they're saying: “We believe a boutique hotel at this site could become a true anchor for Downtown Rogers—something that feels authentic to the city’s character, supports continued growth, and gives both locals and travelers a memorable place to connect,” said Jeremy Wells, Managing Partner at Flyover Developments. “We’re grateful for the opportunity to explore this vision alongside the City and the Chamber.”

While the project is still in its feasibility phase, the City of Rogers, the Chamber, and Flyover Developments share a mutual commitment to evaluating the site’s potential thoughtfully and collaboratively. Over the coming months, the team will assess design pathways, community benefits, financial feasibility, and overall project viability before any final development decisions are made.

This announcement represents an early step—not a final approval—but it reflects shared enthusiasm for what could become a transformational project for Downtown Rogers.
