Are Homes Near Trails in Northwest Arkansas Worth More?

Arkansas Dept. of Parks, Heritage, and Tourism
Northwest Arkansas’s trail system continues to be a huge perk for the region, especially for folks whose property borders the trail. A new study from local real estate group Coldwell Banker Harris McHaney & Faucette shows just how much trail connectivity impacts home value.
A Pricey Perk: Across NWA and beyond, homes near trails tend to sell for higher prices. Buyers are willing to pay a premium for easy access to outdoor recreation, improved walkability, and a stronger sense of community. As cities continue investing in trail systems, demand for these properties remains high.
Bikin’ville: Nowhere is the trail effect stronger than in Bentonville, where homes with trail access are selling for over $100,000 more on average. As a hub for cycling culture and outdoor adventure, Bentonville’s home values reflect just how much buyers prioritize trailside living.
